DETECTION, REPAIR AND REINSTATEMENT

One visit. Three trades.

Most leak companies in London detect only. They find the leak, give you a report and leave you to arrange a plumber, and then a plasterer, and then a tiler. We carry all three, so the job finishes with us rather than starting again with somebody else.

  1. Step One

    We find it

Pressure testing to prove the loss is real and size it, then acoustic, thermal and non-invasive tracer gas to place it. The floor is opened once, where the leak is.

  2. Step Two

    We repair it

Copper, plastic, lead and heating pipework, cylinders, valves and joints. Most domestic leaks are repaired on the same visit they are found.

  3. Step Three

    We make it good

Our own handymen and builders close the floor, screed, plaster, ceiling or tiling we opened. You are not left holding a hole and a list of other trades to ring.

Hourly rate agreed before we attend across all three. The same £60 call-out applies whatever the job turns out to be. The scope is agreed before work starts.

Everything we cover

START WITH WHAT YOU CAN SEE

What needs sorting out?

The same symptom comes from three or four different faults, and usually only one of them is worth paying anyone to look at. Find the closest description below.

WHAT ACTUALLY HAPPENS

What happens when you call us out

Tell us about the problem, let us check the cause, agree the repair and understand how the area will be left. You should know what happens next at each stage.

What a visit costs
  1. 01

Tell us what you can see

Describe the symptom, where it happens and when it started. Photos of the affected fitting can help us understand the job before a visit.

  2. 02

Find the fault before anything is lifted

We begin with accessible checks and explain any further access needed. A damp patch or cold radiator is a clue, rather than a diagnosis on its own.

  3. 03

Agree what to do about it

We explain the proposed repair, the charging basis and any parts required. If something remains uncertain, we say so before you decide.

  4. 04

    Put the room back

We check the repair and tidy the work area. Any making good or further decorating needed is discussed as part of the job.

We finish the job we opened

You are not buying a report. You are buying a working system and a usable room.

Detection, repair and reinstatement sit with one team here, so nobody hands you a hole in the floor and a phone number for somebody else.

Traced. Repaired. Put back.

Cylinder pipework exposed during dismantling and investigation

London homes range from older conversions to purpose-built flats. The pipework, access and shared supplies all matter when deciding how to approach a repair.

METHODS CHOSEN FOR THE PROBLEM

How the leak is actually found

No single method finds every leak, and anyone who tells you otherwise is selling the one piece of equipment they own. These run in order, cheapest and least invasive first, and most jobs stop long before the last one.

Pressure testing

Finds
Whether an isolated section holds pressure
Will not find
The precise location; results need interpreting against the system

Acoustic detection

Finds
Pressurised pipework under floors, screed and walls
Will not find
Low-pressure and gravity systems, and anything under heavy traffic noise

Thermal imaging

Finds
Temperature patterns from heating pipes and hot supply runs
Will not find
Cold-water leaks with no thermal contrast, and it produces false positives

Tracer gas

Finds
Escaping test gas from suitable isolated pipework
Will not find
Gas can travel away from the source; access and pipe suitability matter

Every visit ends with a written report prepared to support a trace and access claim, method, findings, thermal images, moisture readings and pressure results, dated. Your insurer decides what your policy covers. How trace and access works

AGREED BEFORE WE SET OFF

What we charge, and what moves the total.

Your hourly rate is agreed before we attend. Once we have assessed the fault, we explain the work, likely time and parts needed before proceeding.

Hourly rate agreed before we attend£60 call-out, agreed before an engineer sets off
  • An awkward property or an evening visit does not change the rate
  • Parts we do not carry are ordered in and listed separately

The rate is fixed before we attend and does not rise for a difficult property, an awkward access or an evening visit. The total depends on how long the job takes; the rate cannot change.

CLEAR ANSWERS BEFORE YOU BOOK

Why choose us?

Finding the fault is only the beginning. Here is how we handle the repair, the making good, and what happens next.

Speak to our team
Do all plumbers charge a call out fee?

No. Plumbers use different charging arrangements, so ask before booking. Our call-out fee is £60, with the hourly rate agreed before we attend. The final total depends on the work and any parts needed. We explain the proposed repair before proceeding so you can decide.

Do you take on large plumbing projects?

Yes. We undertake boiler and cylinder replacement, pipe wiring and re-piping, bathroom and kitchen plumbing, commercial installations and planned maintenance. We assess the property and quote the scope before the project starts.

What are the signs of a good plumber?

A good plumber explains the proposed work, answers questions clearly and agrees the charging basis before starting. Ask about experience with your particular job, relevant qualifications and insurance. For work that needs a specific registration, check it directly with the relevant register rather than relying on a badge.

What is classed as a plumbing emergency?

An uncontrolled water leak or overflowing waste can need urgent attention, especially when it is causing damage. Keep away from water near electrical fittings. If you can safely reach a familiar water stopcock, turning off the supply may limit the leak while you arrange appropriate help.

Do you cover my area at night or on weekends?

Our 10 active vans operate 24/7 across every London borough and everywhere inside the M25. Contact us with the postcode and the problem; we will confirm attendance based on the location, urgency and availability.

Do you put the floor back?

We discuss access and making good before starting work. If floorboards need lifting, ask how they will be reinstated and whether any further finishing is needed. Some surfaces or existing damage may need separate attention, so the scope should be agreed rather than assumed when booking a repair.

WHO WE WORK FOR

Homes. Businesses.
Property portfolios.

The engineering is the same. What changes is what has to come out of it, a repair, documented findings, information for an insurance claim, or a block kept running while the work happens.

Homeowners

A ceiling coming through on a Sunday, or a water bill that has doubled with nothing visible. One rate, and the damage put back afterwards.

Emergency leak repair

Landlords and managing agents

A leak between two flats where nobody yet knows whose pipe it is. We investigate the source and explain our findings so the responsible parties can agree the next step.

Property maintenance

Insurance claims

Cover varies by policy. Tell us what evidence your insurer requires so the investigation and any reporting can be scoped before work starts.

Trace and access

Commercial and blocks

Risers, plant rooms, communal supplies and secondary hot water loops. We coordinate access and work around the building’s needs.

Commercial leak repair

LONDON & THE M25

Every London borough.
Everywhere inside the M25.

Where you are matters less than what you live in. A Victorian conversion, a flat in a purpose-built block and a newer build each fail in their own way.

Older conversions can hide several generations of pipework beneath floors and behind walls. We check the likely route before discussing any access needed.

In a block of flats, a leak may involve shared pipes or a neighbouring property. Tell us about your managing agent and any access arrangements when you book.

Limescale can affect taps, valves and hot water fittings. We look at the condition of the part and explain whether a repair or replacement makes sense.

Every guide our engineers have written

Our Promise

Straightforward

One team traces the fault, repairs it and makes the damage good. No handover to a second firm once the water has stopped.

Honest

Clear advice, an agreed scope and straightforward communication. We explain the work and the costs so you can make an informed decision.

Considerate

We trace before we cut. Acoustic listening, thermal imaging and a pressure test narrow the search down, so the floor gets opened once and in the right place.

Documented

An intermittent leak does not always give itself up on the first visit. When that happens you get what has been ruled out, which zones are isolated, and what a second visit would involve.

Transparent

Hourly rate agreed before we attend with a £60 call-out, agreed before the engineer sets off. The rate is fixed before we attend and does not rise for a difficult property, an awkward access or an evening visit. The total depends on how long the job takes; the rate cannot change.
